A client came to Maurice on a Friday. He was settling Monday on a $650,000 purchase that shouldn’t have been worth more than about $500,000, and he knew it.
Reading the contract, Maurice found that although the finance approval date had passed, the buyer had never actually written back to waive the finance condition. Everyone had assumed the deadline alone made the contract unconditional. It didn’t.
He wrote to the seller: the condition was never waived, so we’ll be terminating, unless you settle Monday at $500,000. The seller agreed. It settled Monday.
One short meeting and a couple of hours of reading. $150,000.

Both can handle a standard settlement. The difference shows up when something goes wrong. A conveyancer has to refer you to a lawyer, and you start a new relationship with someone who doesn’t know your file. We’re a law firm, so it stays in-house.
Our conveyancing work through to settlement, including GST, plus a $440 incl. GST legal protection credit. Disbursements sit on top. Those are third party costs such as searches and government charges, and they’re not our fees.
It’s legal work included in your fee rather than billed separately. If you’re selling, it can go towards issuing a default notice if the buyer doesn’t perform. If you’re buying, it can go towards reviewing your contract when you enter into one.
